How Long Pest Control Guarantees Last, and What Voids Them

How long pest control guarantees last is set by the pest and by the individual company, not by any industry standard. Wasp work, rodent programmes and bed bug treatments all carry different windows because their biology differs. Get the exact period, the number of included revisits and the voiding conditions in writing before you book.

How long do pest control guarantees usually last?

Guarantee periods vary by species and by company, and there is no legal or industry-wide standard length in the United Kingdom. The species is what drives the window, because a single destructive treatment on a seasonal insect and a rodent programme built on baiting plus proofing are not comparable jobs. Four things set the length in practice: the pest's breeding cycle, whether the treatment is one visit or a programme, whether proofing is included, and how exposed the property is to re-invasion.

Because no norm exists, treat any spoken figure as unconfirmed and ask for the period in writing on the quote or treatment record, with the date it runs from, before money changes hands. A voluntary guarantee sits on top of your statutory rights, not instead of them: a service must be carried out with reasonable care and skill whether or not a guarantee is written anywhere, and no wording on a quote can take that away.

Why does the guarantee period differ by pest?

The biology of the pest sets the guarantee window, not the marketing. A wasp nest is destroyed by a single insecticidal treatment and the colony dies off naturally in autumn regardless, so a long guarantee on wasp work promises very little: a nest appearing the following spring is a new queen in a new location, which is a new job. Rodents are different — rats and mice are treated over repeat visits combining baiting with physical proofing, so cover is normally written as a programme with a set number of visits and an endpoint. Why does bed bug cover run longer?

Bed bugs need a follow-up cycle because eggs commonly survive a single application and hatch afterwards. Any cover worth having on bed bug work therefore runs across the full treatment cycle including the scheduled revisits, not from the first visit alone. Method changes that cycle, so ask which method is being quoted: heat treatment, steam, fumigation and fogging all sit among the specialist treatments offered across Greater London, and a heat programme has a different revisit pattern from a residual insecticide programme. Does a guarantee survive if you move house or sell?

A pest control guarantee normally does not transfer, because it attaches to two things at once — the property treated and the customer who contracted for the work — and the contract half ends when you leave. Ask three questions before relying on it: is the cover assignable to a new owner or occupier in writing, is it held in the account holder's name or against the address, and does any remaining revisit entitlement pass on. Where proofing has been installed, ask for the treatment record and proofing specification to hand to the buyer, because that is the paperwork a future technician will want.

A service contract is a different instrument from a guarantee. A service contract buys scheduled visits over a period, usually paid monthly or annually and cancellable on notice; a guarantee is a promise about the outcome of work already paid for. Commercial premises often hold the contract and no guarantee, so check which you have before assuming a failed treatment will be revisited free.

What should you get in writing?

Six items make a guarantee enforceable rather than decorative, and the most useful line in any quote is the one stating how long pest control guarantees last on that specific job:

Price paperwork carries exactly the same problem as the guarantee paperwork does: what it leaves out. 247 Pest Control publishes bed bug control from £234 and rat control from £214 as starting points for straightforward domestic treatments, and that published list does not state how many visits those figures cover — precisely the sort of gap to close in writing before anyone books a visit.

Usually not. A wasp guarantee normally covers the treated nest only, because a second nest is a separate colony founded by a different queen. Can a company refuse a claim because I used a shop-bought spray?

A period counted from the first visit can expire before the programme finishes.
